You've prepped all of your materials - your paperwork, sign placements, refreshments (optional) and other supplies you may need, just in case. Your outfit is ready to go the night before. You allotted yourself excess time for hiccups. Your commute went as planned, placing signs went as planned and your open house is ready for guests! Your open house is a hit and you've gotten lots of leads. This is how all open houses should be like!
However, mine was not. Everything was smooth sailing until I reached the exit I needed to take. Turns out, my open house location had a lot of street closures that day which made it very difficult to keep to my timeline. I made adjustments and carried on - positively I will add. At one point, I made a very wrong turn that put me right back in the heart of the traffic jam. Frustrated - I almost burst into tears. Thankfully, a colleague allowed me to vent out my frustrations so I could carry on. Alas, I returned to the property a half hour after the start time. I was ready! Then no one came.
While my first open house wasn't the most successful experience, I definitely learned a lot. Here are my do's and don'ts to having your first ever open house.
DO: Prep your material -know the property's specs -have a plan of where you'll want to put out signs -have a list of comps for nearby properties that may interest potential open house guests
DO: Know the area -what are the best restaurants/cafes in the area? -are there recreational businesses nearby? -how is parking in the area?
DO: Walkthrough the property -turn on all the lights -make sure the property is clean, neat and organized -check the bathrooms and make sure it looks presentable (toilet lid down, please)
DON'T: Dwell on your mistakes -you're human, just learn from it and grow -if you forgot something, note it to not forget it again -if you didn't have enough time to put out all the signs, give yourself more time for the next open house -if you didn't know the answer to a guest's question and winged it, learn more about the subject at hand and be prepared the next time
You're probably going to feel a lot of different emotions before, during, and after your first open house. That's okay - each realtor/real estate agent has experienced something similar. Just be kind and welcoming without being too intrusive and you'll do just fine.
